Extraordinary extension of rental agreements and rent limits: key points of the Royal Decree-Law of March 20, 2026


The main new feature is the possibility for tenants of primary residences to request an extraordinary extension of their contracts for a maximum of two additional years, provided that their expiration occurs before December 31, 2027. This extension will apply under the same contractual conditions, including the rent.
Likewise, the limitation on the annual rent update is maintained, setting a cap of 2%.


From a legal point of view, these measures are extraordinary and supersede the general regime of the Urban Leases Law, temporarily limiting the landlord's power to recover the property or modify the economic conditions of the contract.
